A - MPM OFFERS A SPECIAL ONLINE OWNER PORTAL TO MONITOR MONTHLY RENTAL PAYMENTS AS WELL AS      THE EXPENSES ACCRUED ON YOUR PROPERTY FOR THE MONTH.  THIS SYSTEM ALSO ALLOWS YOU TO SEE      COPIES OF LEASES, WORK ORDERS AND OTHER DOCUMENTATION ASSOCIATED WITH YOUR RENTAL.  THIS      SYSTEM IS AVAILABLE ONLINE THROUGH OUR WEBSITE 24/7.  YOU CAN ADDITIONALLY REQUEST A YEAR END REPORT WHICH WILL SUMMARIZE ALL ANNUAL INCOME AND EXPENSES HANDLED BY MPM, FOR      INCOME TAX PURPOSES.

Q - WHAT HAPPENS IF A TENANT DOESN'T PAY RENT AND HOW DOES THE EVICTION PROCESS WORK?

A - ALTHOUGH MPM MAKES EVERY EFFORT TO SCREEN AND APPROVE QUALITY TENANTS, LOSS OF INCOME      DUE TO A JOB LOSS, MEDICAL PROBLEMS AND/OR OTHER FINANCIAL ISSUES MAY EFFECT SOME RENTERS.      WHEN MPM DOES NOT RECEIVE A RENTAL PAYMENT ON-TIME, OUR LEGAL DEPARTMENT STARTS RENT      COLLECTION EFFORTS BY SENDING OUT A '7-DAY NOTICE' TO THE TENANTS.  IN THE EVENT THE TENANT      FAILS TO RESPOND, VACATE OR PAY THE RENT, OUR STAFF OF ATTORNEYS WILL FILE A 'SUMMONS AND      COMPLAINT' IN THE APPROPRIATE LOCAL DISTRICT COURT.  THE TENANT GETS SERVED A COURT DATE. IF THEY CONTINUE NOT TO PAY, OUR GOAL IS TO OBTAIN A 'MONEY JUDGEMENT' AGAINST THEM.  IF THEY DON'T PAY AFTER WE HAVE OBTAINED A JUDGEMENT, THE FINAL STEP IS TO HAVE THE COURT ISSUE A 'WRIT OF EVICTION', IN WHICH A DATE WILL BE SET WITH THE BAILIFF TO PHYSICALLY REMOVE THEM FROM THE PROPERTY, AT WHICH POINT WE CHANGE THE LOCKS.  WE DO MAKE EVERY ATTEMPT TO TRY AND WORK WITH TENANTS TO GET THEM 'CAUGHT UP' ON RENT, IF THEY'RE IN A FINANCIAL POSITION TO DO SO.  OFTEN EVICTION CAN BE AVOIDED BY MAKING PAYMENT ARRANGEMENTS WITH THE TENANT.

Q - HOW ARE MAINTENANCE AND REPAIRS TO MY PROPERTY HANDLED?

A - MPM HAS AN ENTIRE IN-HOUSE MAINTENANCE DEPARTMENT WITH A LARGE ASSORTMENT OF  CONTRACTORS THAT CAN HANDLE EVERY ASPECT OF PROPERTY MAINTENANCE, INCLUDING BUT NOT      LIMITED TO PAINTING, PLUMBING, SEWERS, ELECTRICAL, HEATING & COOLING, ROOFING, EXTERIOR      MAINTENANCE, TURN-OVERS AND EVEN TOTAL RENOVATIONS.  GENERALLY IF A TENANT CALLS IN A WORK ORDER WHERE THE COST IS LESS THAN $300, MPM WILL SIMPLY REPAIR THE ISSUE AND DEDUCTmFROM THE OWNER'S MONTHLY DISBURSEMENT.  IN THE EVENT THE ESTIMATE TO FIX IS OVER $300, OUR MPM MAINTENANCE TEAM WILL CONTACT THE OWNER TO DISCUSS THE ISSUE AND OBTAIN OWNER APPROVAL PRIOR TO COMMENCING WORK.  OWNERS DO HAVE THE OPTION TO COMPLETE THEIR OWN MAINTENANCE AND REPAIRS, IF THEY WISH.  IN THE EVENT ANY REPAIR ITEMS HAPPEN TO BE DUE TO TENANT DAMAGES, THE TENANT WILL BE BILLED FOR SUCH ITEMS.

A - MPM CAN GENERALLY BEGIN MANAGEMENT OF YOUR PROPERTY IMMEDIATELY, UPON SIGNING A      MANAGEMENT AGREEMENT.
